Terms of Service

Who this is for

Skylight Websites ("Skylight", "we") provides websites and marketing tools to licensed real estate professionals and their teams ("you"). You must hold an active real estate license (or work under a licensed agent or brokerage) to use the service.

The service

We build, host and maintain your website, and provide a CRM account, lead forms, automations and related tools.

Plans and billing

Monthly plan: a $500 build fee, then $50 per month. Yearly plan: $1,000 covering the build and the first 12 months, then $50 per month unless cancelled. Plans renew automatically. Taxes may apply.

Text message, email and phone usage, and carrier registration fees (such as A2P 10DLC), are billed to you at cost based on your usage.

Real estate compliance

You are responsible for your site's content meeting your state's real estate advertising rules, including displaying your brokerage name and license information where required, and any brokerage review or approval process.

You agree to follow the Fair Housing Act and state fair housing laws. We include Equal Housing Opportunity notices and space for required disclosures on every template.

Listing data must follow your MLS rules. IDX search is only enabled with MLS and broker approval, and must show the attribution and disclaimers your MLS requires.

You will not use the service to pay or receive referral fees or kickbacks prohibited by RESPA or state law.

Awards, rankings and sales figures you publish must be accurate and verifiable.

Messaging compliance

You must have consent before texting or emailing contacts, and must honor opt-outs (TCPA, CAN-SPAM). Texting is enabled only after carrier (A2P 10DLC) approval.

Cancellation and refunds

You can cancel anytime from your account or by emailing support. All fees are non-refundable, including the build fee and any prepaid monthly or yearly fees, because the work is completed at build.

After cancellation, your site remains online for 30 days and is then taken offline.

If a payment fails, we will notify you. If the balance remains unpaid 30 days after the due date, the site is taken offline until the account is brought current.

Your domain

Domains we register for your site are registered and managed by Skylight Websites and stay with the site. If you cancel, you can buy the domain from us at the price we quote then. If you connect a domain you already own, it stays yours.

Your content

You own your content: photos, bio, listings, reviews and logos. You confirm you have the rights to everything you give us, including listing photography and brokerage logos.

Revisions

The build includes one review round with a consolidated change list. Unlimited revisions are not included, but we will work with you in good faith.

Third-party services

We use third parties including Stripe, GoHighLevel, Vercel, Google, Meta and video hosting providers. IDX providers may charge their own fees.

No guarantees

We do not guarantee search or AI rankings, lead volume, closings or income.
